Do you have vinyl composition tile (VCT) in your home or business? Many of us do. In fact, it’s one of the most popular hard surface floor types on the market. This is due to its durability, inexpensive pricing and it is easily maintained with the proper equipment and know how. VCT floors offer a unique air cushioning that insulates against cold and improves sound absorption in almost all commercial facilities. VCT flooring is ideal for heavy traffic and noisy areas in commercial office buildings, industrial warehouses, restaurants, educational facilities and even churches. With regular VCT flooring maintenance, you can retain a more professional look for decades. We are going to go over some of the common maintenance tasks that are used when taking care of VCT flooring.

Sweeping and mopping will prevent your VCT flooring from scratching and staining. These two maintenance tasks will ensure your VCT flooring a longer life. They should be performed on a regular, or even a daily basis. How often these tasks need to be completed all depends on how much traffic they are experiencing. For example, a school that has hundreds of kids running through its halls every day are going to want to sweep and mop daily. However, a church that might only have traffic a few days a week may be able to get away with doing it less often.

Stripping and waxing as needed is also important to VCT maintenance. Stripping and waxing is the process of removing the existing wax finish from your floor and applying a new one. This process requires the proper equipment and knowledge of chemicals that are needed. Facility manages often times leave this up to professional floor cleaners who have the equipment, know how and time to do so.

For stripping, floor buffers are used at low speeds on the vinyl to remove the existing wax. This is a labor intensive job. After the finish is removed, the floor should be rinsed to remove any residue of old wax.

Using a mop, the new VCT finish (wax) is applied in coats. The floor should be left to dry completely in between coats. Depending on the desired shine of the floor, anywhere from 3-6 coats are typically applied.

After the last coat of wax has dried, you may now walk on your VCT flooring. You should still have a high speed buff to restore the shine of your floor. However, avoid doing this for at least two days after the last coat of wax has been applied.
